The Home Panel is an introducer, not a law firm. We do the groundwork on your case, identity checks, source of funds and the documents your file needs, then hand a complete file to a firm on our panel that is authorised and regulated by the SRA or the CLC. Conveyancing normally starts from nothing the day your solicitor is instructed. We do this part first, on every service line, so the firm opens a file that is already complete and starts on the legal work immediately. There is a fuller walk-through on how it works.

What it costs
Fixed from day one, itemised in full.
We do not publish a price list, because a real quote depends on the property, the tenure and where it is. What we do publish is the shape of the fee: what is inside it, and what sits outside it and is always shown separately. Inside the fixed fee

- No file opening fee and no ID verification charge

- A named conveyancer at the panel firm, with a direct line and email
- A 24/7 client portal showing exactly which stage your case is at
- Documents encrypted in transit and at rest, never sent as email attachments
Outside it, and never hidden
- Third-party disbursements, such as Land Registry fees and searches
- Stamp Duty Land Tax, where the transaction attracts it
- Supplements that depend on the property, such as leasehold, shown in your quote
Disbursements are paid to third parties rather than to the firm, and Stamp Duty is paid to HMRC. Both appear in your quote so the total is the total.
